Charter Homes and Neighborhoods

Charter Homes and Neighborhoods, the largest homebuilder in Central Pennsylvania, has been a valued client since the early years of M+K. Their commitment to excellence has been awarded with multiple industry accolades, including the Best Neighborhood in the Country award, Best Builder to Work For, and the Gold National Housing Quality Award – the home building industry’s highest recognition.

Over the years, we have partnered with the leadership team at Charter Homes to help them identify value engineering opportunities while ensuring their structural systems perform at the high level they demand.

We love working with the team at Charter and appreciate their dedication to developing ‘Great American Neighborhoods’ that are quaint, timeless, and go above and beyond the typical amenities by featuring a charming main street with locally owned shops & restaurants.

Tonewood Brewing | BCJ Architects

Tonewood Brewing is building a destination style micro-brewery in Barrington, NJ, just across the Delaware River from Philadelphia. Designed by Bohlin Cywinski Jackson Architects, the plans call for the renovation of a 20,000 SF lumber yard built in the 1800’s, and a small addition to create a state-of-the-art brewery that features 30’ tall grain silos. While the facility gives them the capacity to significantly increase output, the 5,000 SF of retail space – split among an outdoor beer garden, takeaway counter, elevated observation mezzanine, and a sprawling tasting room – has been designed to immerse customers in the production process.

The new bar and tasting room addition has full height glass curtainwalls and a wood plank roof system supported by glulam joists and architecturally exposed steel girders, intended to reflect the construction in the main building. Reinforced concrete mat slabs were designed to support the various tanks, chillers, and canning equipment. Custom built-up steel channels and timber framing create a trellis type structure that’s featured at the new entrance and outdoor beer garden.

Our team is excited about the possibility of a road trip happy hour as soon as construction is complete!

M+K Marks a Milestone

It’s with a combination of excitement, humility, and pride – all on behalf of our fantastic employees – that we’re thrilled to announce the 20th anniversary of Mulhern+Kulp!

It all started with our passion for residential design and the dream to build a small consulting firm. Our vision was to deliver personalized service to each customer, tailored to meet their specific needs, and to create a great company culture that would attract and retain the best of the best. Genuinely caring about our customers and employees was, and still is, our core philosophy.

Thinking back, it’s hard to fathom how far we’ve come: From the beginning in our basement offices, soon followed by hiring our first employees (many are in senior management now), to the opening of offices in the Southeast and West Coast – it’s been quite a ride!!!

We’ve been blessed so much more than we ever could have imagined. We’re incredibly grateful for the wonderful relationships we have built and the trust that our customers have placed in our team over the years.

We could not be more excited about what the future may hold. Here’s to the next 20 years!

100 House @ The Enclave | BNE Real Estate Group

Large multi-family structures in urban settings often present a unique set of challenges, including oblique footprints, varying entry elevations, and restrictive construction sequencing based on site access limitations. Our multi-family design team is well-versed to handle these types of challenges.

100 House at The Enclave, developed by BNE Real Estate Group, offers 4-stories of luxury residential units located just across the Hudson River from lower Manhattan and a short walk from Hoboken Terminal, one of NYC’s major transportation hubs. The elevated concrete podium accommodates the parking level while supporting a variety of amenity spaces including an outdoor bar and grill station, indoor lounges, a theatre, and a bowling alley.

Accommodating utility services is often a complicating factor in the design of foundation systems and making room for the site’s storm water retention basin under the parking garage required some out-of-the-box planning. The reinforced slab for the lid of the basin was designed using Cupolex stay-in-place formwork to avoid accessibility issues with the removal of traditional formwork.

We value our long-term relationships with both BNE and Minno & Wasko, the Architect of Record. It’s always a thrill to see our work come to life, especially on these challenging urban initiatives.

A Season of Giving

The holidays are always an especially difficult time for those facing financial hardship and homelessness. Despite the challenges of 2020, two of our favorite charities went the extra mile to serve those less fortunate this past Thanksgiving and Christmas. We were happy to be able to help them out.

The Sunday Breakfast Rescue Mission sponsored the ‘Prepare a Plate’ fundraiser to help fund a sit down family style Thanksgiving dinner for the homeless in Philadelphia. Per their fundraising page: “Many attendees may be enjoying their first hot meal since early March at the Mission’s Thanksgiving table”.

Due to COVID restrictions we were not able to send a group of volunteers to help them as in years past, but we did participate in the fundraiser. We were excited to have been among the top five fundraising teams! SBRM’s goal was $30,000, and they exceeded it by $2,706!

The Mattie N. Dixon Community Cupboard is a wonderful local charity near our home office in Ambler, PA. Their staff serve local families that are living at or below the poverty line – providing food, clothing, holiday meals, toys for children, and financial assistance when available.

Early in December they received a huge donation of over 12,000 pounds of food. While they were very pleased, unpacking and sorting all of that food presented a logistical challenge. We deployed a team of M+K volunteers who were happy to have put a big dent in the task, all while being masked up and working outside. We paused for a moment to take this picture.

Kyle Sherman Promoted to Principal

Ever since Kyle joined the M+K team in 2006 he has been steadily rising through the ranks. A shareholder since 2016, his primary focus has been Multi-Family Apartments and Mixed-Use buildings. As the scale and complexity of his projects has grown, so has the size of his team, which now numbers 10. His cool disposition and breadth of experience makes him an invaluable resource for his clients, and a great mentor to our staff.

We’re excited to have Kyle join our Executive Management Team. We’re looking forward to his inevitable contributions, and to the key role he will play in strategizing our future growth!

Coronavirus Pandemic: Working Remotely

Many of us were impacted by the seemingly overnight mandate to work from home in mid-March. To say these past few months have been challenging might be the understatement of the century. Life as we knew it totally changed. IT departments have certainly earned their stripes. Most home computers and laptops can’t run AutoCAD, Revit, Sapphire, and engineering design software locally. Our ability to quickly shift to remote access to the office computer and server kept us in the game.

Microsoft Teams has become an essential part of internal collaboration, and we’re on it all the time. Zoom has been great for Staff Meetings, Updates, and Happy Hours. Going forward, we hope to continue/expand the use of Teams with our clients to improve collaboration. We hope you weathered the storm, some of us with a few extra pounds to shed. We’re grateful to be coming out of isolation and seeing people again!

Schell Brothers | Coastal Home

Focused primarily on the coastal resort communities of Southern Delaware, Schell Brothers builds homes with an emphasis on durability and energy. Their use of advanced building science provides the highest levels of indoor air quality, reduces energy usage by almost 50%, and ensures that their structural systems are tuned to deliver both efficiency and performance.

While Schell Brothers builds exceptional homes, what really sets them apart is an absolute commitment to their ‘culture of happiness’. Prioritizing the happiness of their employees and customers above all else has made them, in the words of Founder Chris Schell, “surprisingly successful”. They’ve discovered that having a great culture and amazing employees ultimately provides a great experience for their customers. We share their passion for great culture and are proud to work with the Schell Brothers team.

M+K Hits The Slopes

M+K’s award-winning culture is a big part of our continued success. We work hard because we love what we do. We play hard because…well, because it’s a blast! Every year we sponsor lots of great company events. Here are a few of our team members hitting the slopes at Blue Mountain in the Poconos.

M+K Opens Coastal Carolina Office

Wilmington, Myrtle Beach, Charleston, Hilton Head, Savannah…the building industry is booming all along the coastline of the Carolinas and Georgia. Over the past 13 years, our footprint along the coast has grown to over 20 customers. We felt it was time to put some boots on the ground to provide field service support to our growing base of business in the region.
